Started with the number one deal of 2021. So we're in COVID. No one's in New York City. And I sold 150 Charles, front house of 150 Charles for $42 million, all cash. Nicely done. Yeah, that was really nicely done, actually. A friend of mine happened to be looking for a $30 million apartment for his son.

I mean, they're just New York investors. I mean, I think a lot of New York guys knew what was going to happen. They forecasted that there was going to be something happening. They just bought everything up. Because it was on the down.

So, and it was Thanksgiving. So, you know, that's really interesting. I mean, there's a lot of big cash buyers out there.
