It's actually 99% of Auckland properties.

Right.

So if you think about that, for most investors, when they're starting out, they borrow 100%.

I still borrow as much of it as I possibly can.

So you're probably topping up on a weekly basis.

We try and help people use really honest numbers or realistic numbers around cash flow, because often what I see, particularly if you're trying to sell a property, like if a developer's trying to sell a property, they'll give you the best case scenario,

um and and you won't factor in things like vacancy you won't factor in things like maintenance and accounting and they'll say well it's a new property you shouldn't have that well you shouldn't but you might do it and you will at some stage so put it into your spreadsheet and be realistic with your numbers and for anyone that doesn't know what opus plus is um bruce it's on our website you can go to opus partners and it says opus plus at the top and that's our online app to basically track your rentals and assess rentals
