No, just hard money lenders like the $100 million fund we're talking about.

Yeah, REITs, you have no control over.

And so... Hard money promises you what?

Like 12%, 15%, 20%?

What?

Anywhere between 10% and 15% could like religiously without missing.

And then, you know, if we're going to do a joint venture, like let's say you came to us and as opposed to lending you money on an interest rate, we became joint venture, like you said earlier in an LP, then it would be an equity split.

And those can be...

you know, triple digit, 100, 200% returns.

That's just my passion.
