It was an entire shopping complex with a purchase price of just over $5 million with a net return of 6.1, described as blue chip retail investment and secured off market.

So Scott, tell us a little bit more about how the property was discovered

this purchase?

That whole quantifying is such a key aspect of obviously what you are offering clients, that due diligence.

Somebody can't do this on their own.

They have to enlist somebody like yourself.

And let's have a look at another transaction case study, which was a modern freehold industrial warehouse with a purchase price of just over $1.2 million with a 6.2 net return, which had a total current net rent of 78,000 triple net lease with a land area of just over 2,000 square metres.

So tell us a little bit more about this one, Scott.
