Oh, that's a really good question.
So I literally just did a video on YouTube, which got released about six, seven days ago, which is really cool.
And in that video, I go through the four most recent oil crises that we've had.
So I think the first one I talk about was in 1973.
That year, oil spiked and property prices went up something like, I think it was over 20% that year in New Zealand, right?
And then the next time there was an oil crisis, which I think was in about 1991, we saw property prices go down about 7% to 8% in the aftermath or during that oil crisis.
The next one was in 2003.
I'm looking at my producer because he listens and edits all of these things.
And we saw property prices really go up that year.
And then the next oil crisis after that was 2022, which was when we had the Russian-Ukrainian war.
and house prices went down about 7% again this year.
And what I was saying in that video is that oil prices obviously go up and down, and two of the main oil crises that we've had, we saw house prices go up at the same time, and the other two we saw house prices go down.
