Okay, and just to come back to Opus Plus for a moment, if you go to the compare properties feature, then you can add in a couple of properties that you're looking at and look at them side by side.
First of all, in terms of like how many bedrooms do they have and how high is the opportunity?
And it looks like this one over here, the 516 Richardson Road, appears to have a higher return on investment or projected return on investment than
compared to this other property, which I've just happened to put in in Mangane Bridge at the moment, right?

Someone asked about readiness score as well, just while you're there.
Oh, cool.
So the readiness score is on your dashboard.
And what that does is it actually runs the same calculations of the spreadsheet that I gave you
and it tries to figure out how ready you are to invest.
So if you're 66% or above, that suggests that you've got a pretty good shot at being able to purchase an investment property.
If it's below that, then there might be some things to work on.
Now that doesn't mean that it's an automatic no and you're not able to invest at all.
It just means based on the numbers you put in, of course we should always be working with mortgage advisors to see is there a way that we can tweak our mortgage application
to be able to make it more likely the bank says yes.
I'll give you like one small example.
Let's say that you've got that $30,000 credit card that we talked about just earlier on in the evening, but you haven't spent any money on it.
One option might be to reduce that credit card limit down to $10,000.
A mortgage advisor might be able to see that and say, hey, look, this is what we're going to do because this is going to help you get that mortgage across the line.
But Opus Plus, as it stands, isn't smart enough to say, hey, this is what you could potentially do, mainly because it's not a financial advisor.
