And the difficulty with local authority enforcement is that has already been tried through planning enforcement and it has failed because you have to be able to prove in a court the property was occupied for a set number of nights.

And therefore, I would urge the government not only to publish the planning regulations and subject them to rock to scrutiny, get the legislation in line,

clarify the situation for everybody, but include, as Seamus has just proposed, but it isn't a government proposal, include a sanction for platforms that are facilitating and profiting from breaking the law.

But for me, the most urgent thing is this.

We've had legal clarity since 2016.

We've had regulations since 2019, and none of them have been enforced.

And I simply don't accept that the government's taking so much time to get it right.

This is a government that is prevaricating, that is delaying, that is watering down.

And until we actually see them, I won't hold my breath that this is going to be the regime.
