There are responsibilities that you have.
That property is more than just a possession.
It is someone else's home.
And I think too many, particularly letting agents, and I've moaned about this before, Simon, as you know, I've had some phenomenal landlords and I like that personal touch.
The letting agents, I think, don't care.
But the reality with that is anyone can be a letting agent.

There's really not a lot of regulation there.
So while this act is quite good in certain regards, I do think there's big swathes of the sector that does need to be looked at.
One of the arguments that people will say is, well, you know what, if landlords are leaving the market and I want you to tell me, are they really leaving the market?
But we've been reading the papers and it says that there's a big exodus.
If they are, doesn't that mean a great thing for first time buyers?
Because presumably they're selling up.
Now, I have rented quite literally all over the country, from Newcastle, Worcester, Manchester, Tunbridge Wells, Surrey, London.
And it doesn't really matter so much about the where, it's the time of the market as to how bad it was.
And the worst was when I rented in Guildford, and it was such a hot market.
And literally, before I'd even looked around...
that place was gone.
So as soon as I walked into the door of this other place, I looked at, I'll pay you deposit now.
