Let's make the numbers very simple. You want to buy a $100,000 home. And let's say the banks require a 20% down payment, $20,000. You could do a few things. Number one, you can take that $20,000 and go out and buy this house. And now that's how that money has been used.

Now hopefully this house that you buy will go up in value. It's not guaranteed. We know that houses don't always go up in value, no matter what your banker says, no matter what your real estate agent says, because we saw what happened after the 2008 crash, where real estate prices were slashed in half. It was as much as 93% real estate values dropping in the state of Michigan, where I am.
