We're doing wholesaling.
And then we went to fix and flip in 2010.
It was rough.
And we thought we were going to get into rental properties in 2010.
Then the beginning of 2011, we sold a few of those rental properties, made a killing.
And I was looking at those returns and started thinking about, you know, why can't we systematize this?
And then that's when we systematized our actual fix and flip business, which is what we've been doing ever since we've been doing.
So we do like 100 fix and flips per year.
So most of our money goes back into our fix and flip business.
If the market goes back down, or when, I should say, we will grab a bunch of rentals.
We have like 10, but I just, I cannot.
It's like you said, it's like a drug.
And I've systematized it to a point to where it's pretty much passive.
We systematize it to where it's like passive for us.
And the returns are huge and the income's huge.
We focus on making about 15% per deal and trying to take that money and turn that three times per year.
So that's a 45% annualized return on the cash invested, but then we leverage that with other investors and we pay 12% annualized.
So our personal return is just insane.
Astronomical.
Astronomical, yeah.
