I'm going to tell you the story of Mazin El-Zoubi, Southern California boy, real estate investor.
He fraudulently sold or attempted to sell homes that did not belong to him.
Just sort of the theme of our episode.
Yeah.
Right?
And so here's how he did it.
He forged deeds.
Again, that's the document that transfers ownership of a property from one person to another.
That would make it appear as if the true owners of a property had sold the home to a sham investment company that he controlled.
Reality, the true owners were entirely unaware that he had done this.
Okay.
He then began to record the forged deeds at the county recorder's office, make it official.
We've talked about this again and again and again.
The counties are not paying attention to the validity of these things.
They're not allowed to pay attention.
Their job is to record the deed in the public record.
