you know we can really ultimately say off the back of this that you know it's very unlikely these these rates fall much further down and so then you've got to start considering you know what does it mean for your personal situation if you are taking a six and it's not going to be much lower in six months time do you start to look a little bit longer and then where's your comfort level for looking at those longer term rates too so yeah look i think it's a really important and interesting chat there's probably too much detail in there for many people but hopefully you'd like to see we've also wrapped up you know how to relate that back to your personal situation
