Have you ever done that?

Absolutely not.

And nor would I.

So even though I was sitting here, you'd still use them.

All I'm saying is- Especially because one of our companies is a member of the real estate institute.

Well, I think it's just very difficult to calculate.

You'd want to compare all of the private sales in, for example, Dunedin compared to all of the real estate agent sales in Dunedin, which I totally understand is a very loose valuation, but this is a way that many of the property indexes are calculated, is you'd say, well, if I use a real estate agent, am I likely to get substantially more compared to CV versus if I sell it myself?

That'd be the closest way to do it.

Yeah, someone should do it.

We're not going to pay for that one, but someone else should do it.

We pay for lots of data.

No, we already keep some of these data companies afloat in other ways.

Now, the other thing to ask though is, okay, let's say that there was a gap and that real estate agents can get more for a house.

Why might that be the case?

Well, actually, that's one thing that I think real estate agents do really well is when you're in a house and you're looking at it and you're like, oh, this is a bit weird.

And you say that to them.

They often will come up with, well, here's what you could do.

You could take out that backsplash in the kitchen that you don't like the look of.

I mean, the funniest thing is I bought a house that I didn't like the backsplash of and I haven't changed it.
