Well, actually, that's one thing that I think real estate agents do really well is when you're in a house and you're looking at it and you're like, oh, this is a bit weird.
And you say that to them.
They often will come up with, well, here's what you could do.
You could take out that backsplash in the kitchen that you don't like the look of.
I mean, the funniest thing is I bought a house that I didn't like the backsplash of and I haven't changed it.
Yeah, you've done nothing, right?
Absolutely nothing to it.
But, you know, you go through open homes and they're like, oh, well, you could actually open this up if you wanted to and do X, Y, Z things to it.
And then you as a buyer go, oh, yeah, that's quite cool.
Whereas if you are a private seller and
Because you're not going through as many homes and seeing renovations done, perhaps you don't have the ability to offer those solutions in the same way.
Now, having said that, there are people who do private sales really well.
There are some people who don't do it really well.
I literally just over the weekend read a story and stuff about a couple in Auckland who ended up selling their property for $1.3 million themselves.
And they used a company called HomeSell, which we've talked about on the show before.
That's a company where you pay about $750 to $1,000 and they will help you with the marketing and the systems and a little bit of advice so that you have some assistance in selling this property yourself.
Now, they looked at their property.
They said, we think it's going to sell for $1.3 million.
They got an offer at $1.3 million.
