So putting that in other words, if you use an agent, there's about a 25% chance that your property doesn't sell.

If you try and sell it yourself, there's a 35% chance that it doesn't sell.

actually, the difference isn't that bad.

Like, you might have expected that the difference would be larger than that, right?

Now, let me ask you this, though.

Have you ever sold a house privately as in Andrew Nichol was there smiling at the open home with some flyers that he's designed on Canva?

Absolutely not.

And nor would I.

So even though I was sitting here, you'd still use them.

All I'm saying is- Especially because one of our companies is a member of the real estate institute.

Well, I think it's just very difficult to calculate.

You'd want to compare all of the private sales in, for example, Dunedin compared to all of the real estate agent sales in Dunedin, which I totally understand is a very loose valuation, but this is a way that many of the property indexes are calculated, is you'd say, well, if I use a real estate agent, am I likely to get substantially more compared to CV versus if I sell it myself?

That'd be the closest way to do it.

Yeah, someone should do it.

We're not going to pay for that one, but someone else should do it.

We pay for lots of data.
