Look, buyers, of course, are influenced by what they're hearing and seeing right now.
They've got access to podcasts, to the social media channels, to newspapers and the televisions.
And so, to get caught up in that can distract them from the task at hand.
If they've made a decision for them or their family that it's time to move up in the property ladder, to downgrade, to see change, I really think that, you know, they kind of need to turn down the white noise and focus on the task at hand.
to turn up to an auction, I know I'd rather be a one in three chance of winning the property as opposed to a one in 10 chance.
So really amidst all the potential doom and gloom, I see opportunity.
And I think buyers out there right now have got a great opportunity to not only increase their odds on auction day,
but also they're dealing with vendors who are selling in a market.
They know that the market is softening to a degree and most of our reserves, and I think most auctioneers and agents will agree, are pretty reasonable right now.
We know the heat's come off.
And again, that does play into that buyer opportunity that exists right now.
Look, I talk to most of Sydney's leading auctioneers quite regularly throughout the week to see how the week is looking for what's coming up and to talk about the week that was.
A lot of us are tracking around the 50% mark right now of vendors who are selling prior.
And that's a combination of, look, there's a standout buyer and let's do the deal now.
Or maybe that seller has got their eye on a property and they want to lock in, you know, their gains so that they can go and potentially make their purchase as quickly as possible as well.
So, those numbers are creeping up, which I guess then we'll start to organically think
