Chapter 1: What makes North Richmond a desirable location for first home buyers?
it's the real estate podcast brought to you by ray white the largest real estate and property group in australasia and welcome to another episode of the real estate podcast we are talking to cindy cash from ray white north richmond cindy welcome to the real estate podcast thank you i'm very excited to be here north richmond that's a nice part of new south wales
Yes, we're just on the other side of the Hawkesbury River. It's a beautiful community. We've got a variety of acreage, residential and a brand new estate. So it's a lovely lifestyle location close to the Hawkesbury River so that you can have some nice activities along the river as well. So it is quite a special place.
And you're not only involved with North Richmond, you've got some other interests going on wider of North Richmond. Tell us a little bit about that. Yes, so basically I sell properties all over this side of the river, so from Currajong to Bowen Mountain to Grosse Valle and Glossodia.
So we are very fortunate here to have quite a broad range of lifestyle choices from properties that are near national parks and with lots of walking trails.
Chapter 2: How has the property market changed in the last six months?
And like I said, the river, you've got lots of activities there. People can have farms, they can have a residential property that's sort of away from the city and it's nice, clean, fresh air and not too overpopulated, which is very popular at the moment.
tell you what you've done a really great job in selling the area that is for sure and how is uh i guess how's the last i was going to say the last 12 months but the last six months have been really trying haven't they well it's been a lot more difficult to get the volumes of people because we've been restricted with one-on-one appointments but in saying that it's really been quite lovely being able to have really closer connections with buyers and helping to really
find that dream property, listening to them and getting a lot more one-on-one time with them. So I've worked longer hours and seven days a week, but I am actually enjoying it. I guess with lockdown, this has sort of come through from a few different people.
Because people have been spending a lot more time at home, they've been able to browse and have a lot more time in front of the computer looking at properties. Is that a fair estimation from what you've observed? Yeah, definitely. People have focused a lot more on property, I think, because they've got limitations to what they can actually do.
Chapter 3: What government incentives are available for first home buyers?
And having access to so much information on real estate online now, it's quite easy to do a lot of research. And I think that people are saying that the value of real estate is always going to be there. It's a good investment. And even for a family home to have something that you can at least upsize later on just to get into the market.
So there's a lot of young people that have actually got into the market over the last six months as well. And is that like first home buyers in your area when you say younger people? A lot of first home buyers, yeah. We've had a lot of people that I think have taken up the incentives that have been offered by the government with 5% deposits and government assistance on stamp duty.
It's really helped a lot of young people who've
Chapter 4: How can first home buyers navigate the challenges of buying a property?
You know, a lot of people say that young people can't get a property, but, you know, I've met so many that have worked and saved so hard and, you know, sacrificed a lot and still been able to buy themselves a property and it's definitely achievable. It sounds like you have empathy there, Cindy. I can hear it coming through in the tone of the way you're explaining that.
So that's great because, you know, sometimes it's a really scary proposition for first home buyers and then they've got this whole damn COVID to sort of factor in.
I have a team that's – I've got two girls that work for me so I can really focus on customers myself but I also have my two assistants who help as well to give buyers as much information and communication and help them, you know, to really – have opportunities to buy something that's really going to suit their needs and budget.
So I think we do go definitely to another level that maybe other agents don't, you know, and in the end of the day, it benefits everybody because if a buyer finds their dream property, you know, they're going to pay a good price and the vendor is also happy. So that's really what I love about my job. I think the most importantly is, you know, the passion for helping people.
That whole engagement and the passion is definitely coming through with what you're saying.
