Chapter 1: What is the current state of the housing market in Australia?

2.596 - 29.337

It's The Real Estate Podcast across every state, city and town of Australia. And welcome to another episode of The Real Estate Podcast available on iHeartRadio every morning and also on Spotify and Apple and wherever you get your podcasts from. It's another weekend. Yes, the Saturday morning has arrived. Just a few more days left in August. Now the 27th day today for 2022.

0

30.56 - 36.83

And did you go to the Kiss concert last night in Sydney? If so, I'm jealous this morning.

Chapter 2: Would you camp out overnight for a new subdivision?

37.411 - 64.88

Amazing, really, longevity from Gene Simmons and Paul Stanley. And will they ever be back on Australian soil? That is the question. They say that it was their farewell tour concert. But one thing is for sure, you can never keep rockers away from the stage, especially when they are Paul Stanley and Gene Simmons. Coming up this morning, we're going to be talking to Laurie from Geelong.

0

65.18 - 85.742

Now, this is an interesting one. A question for you this morning. Would you camp out overnight to secure a section in a new subdivision in freezing conditions to maybe get your hands on a section? Now, if you went back 30 years ago and told your parents that this would be happening in the future, they just wouldn't believe it, would they?

0

85.722 - 110.049

But it is the current state of the property market and we'll find out what happened with Laurie in Geelong very shortly. It's your weekend real estate breakfast, a serial-sized podcast about what's happening in your local backyard every Saturday morning on The Real Estate Podcast. Well, if you're celebrating your birthday today for the 27th day of August, have a fantastic Saturday.

0

110.089 - 128.347

You share it on the same day as Aaron Paul. the actor from Breaking Bad. Such a great series. He is turning 42 years young. Lyndon B. Johnson would have been celebrating, as would Donald Bradman today. So you are in very, very good company.

Chapter 3: What motivated buyers to queue for land in Geelong?

128.427 - 161.047

From the history books, quite a rare occurrence happened back in 2003. Mars approaches closest to Earth, and the last time that happened was was 70,000 years ago. So it happened in 2003. The next time the two planets are going to be that close is going to be in 2287, and I guess we'll be long gone by then. Also on this day, back in 1955, the first tennis match was telecast in colour.

0

161.527 - 185.209

Yes, it was the Davis Cup match between Australia and the US, and it was telecast from the Westside Tennis Club in Forest Hill in New York. We feature market updates, interviews and trends. Your real estate podcast channel. If you've got a question that needs answering, you can email us at myrealestatepodcast at gmail.com. It's your weekend real estate breakfast.

Chapter 4: How do the sizes of the available blocks of land compare?

185.53 - 209.487

A serial-sized podcast about what's happening in your local backyard every Saturday morning on The Real Estate Podcast. It's the main centre forecast with propertybuyer.com.au. And let's have a look at your weather around Australia on this Saturday morning. Unfortunately for you, Sydney, expecting some showers and a high today of 19 degrees.

0

Chapter 5: What are the price ranges for the new land blocks in Bannockburn?

209.467 - 236.016

The same cannot be said for you in Melbourne. Look at that, some morning fog and then a mostly fine and sunny day and the temperature is looking good as well. 19 degrees is your forecast high. Brisbane expecting one or two showers, your high of 22. And in Perth today, grab the brolly and the raincoat. You're going to need it because you've got some showers in store and a high of 18 degrees.

236.517 - 251.556

Hey, don't forget, tomorrow morning we are back with the Sunday Morning Rewind. It is a look back over the last seven days, some of the interviews, some of the analysis, the predictions, and really what is just going on in the market.

0

Chapter 6: How does camping out for land sales reflect market demand?

251.536 - 271.08

Look forward to that tomorrow morning, the Sunday Rewind, right here on the Real Estate Podcast. It's your real estate podcast for breakfast. From first home buyers to property investors and everything in between, every morning on the Real Estate Podcast. It's the real estate podcast across Australia, seven days a week.

271.128 - 296.611

Well, we know that in Victoria it's not exactly a subtropical winter, but try telling that to a bunch of determined, hardy souls who camped out overnight in cold conditions to be at the front of the line as the latest stage in a housing estate went on sale. Camping out at night to get great retail appliances isn't a new thing.

0

297.172 - 319.168

But for these homebuyers, it was the same thing, except the stakes were far greater as they eyed the new land estate with an ocean grove development. So let's bring in this morning. The selling agent, Laurie McGovern for Ray White in Geelong. And a very good morning to you, Laurie.

0

Chapter 7: What insights can we gain from the recent land sales in Geelong?

319.208 - 336.48

Welcome to the Real Estate Podcast. Hi. The estate's actually in Bannockburn, though, not Ocean Grove. Not far away. We're in the same area, but Bannockburn we were in. Bannockburn. Okay. So what happened? You turned up and you saw all of these people waiting to get into your office.

0

337.121 - 346.334

I had notified everyone that would be releasing the land at 8.30 only to our database, those that had inquired earlier at 8.30 on the Saturday morning.

0

Chapter 8: What unique features make these properties appealing to buyers?

346.915 - 369.41

We weren't that surprised as one very enthusiastic buyer actually turned up mid-afternoon on the Thursday and wanting to secure a block that he had in mind. So there was a few others started to roll in Friday morning thinking they'd be the first in the queue. Unfortunately, they weren't. The eager believer had beat them to it. Wow. So, you know, it's pretty serious, isn't it?

0

369.45 - 394.329

Because of just such a shortage, I guess, for people to get these blocks of land. And I think the blocks themselves, nothing smaller than 500 squares. So not small, small. And I think going right up to about 900 square metres. Yeah, that's 100% correct. So nothing under 500 square metres. And the largest block we had there was 915 square metres.

0

394.369 - 402.402

And these are very, very flat 915 square metre blocks as well. And that's the one that our man was after.

0

402.382 - 433.877

okay so lori tell us a little bit about the price of these and just how many were there uh we had 30 blocks and they were starting at 319 500 for the cheapest one the most expensive one wasn't actually the largest it was the second largest but it's got a beautiful outlook across the the creek and across the valley And that went up to 495,000. That was the largest one we've got.

0

433.898 - 455.078

And that was an 826 metre block. And when are they back out camping? We've certainly sold the majority of them now. We've got a few more. And of course, at the next stage, it'll be interesting to see how that happens. That's the second time that we've had this Over the last nine months, just before Christmas, we had a release as well. And they were certainly camping out overnight that time.

455.098 - 479.959

We actually sold the whole stage out that morning before 11 o'clock on the Saturday morning. So hence why there was such enthusiasm with some coming in this time around. Wow. I mean, it's not a bad luck, is it, being a real estate agent where they're camping out just waiting to buy product from you, Laurie? Yeah, that's right. It does sound pretty good, doesn't it, hey? Yeah.

480.682 - 502.103

I guess, great also for these developers. Yeah, no, that's right. They do nice big blocks. It's a good product and it's a great town and a great place to bring up a family. And hence, there's, as I said, quite a bit of enthusiasm to get these good size blocks. All right. Well, I'll let you get on with it. And thanks for coming on to the Real Estate Podcast this morning. Thanks, Greg.

502.443 - 517.641

We are just as addicted to property as you are. Every weekday morning from 6.30, it's your weekend real estate breakfast, a serial-sized podcast about what's happening in your local backyard every Saturday morning on the Real Estate Podcast.

517.621 - 545.485

Well, if you've got a portfolio that is lacking in a bunker-styled house, from the Cairns Post newspaper this morning, it has been labelled the bunker and the German's house and is owned by Robert Meskel, who immigrated from Austria with his grandmother to settle in Sydney when he was just three years old. It's so interesting because after graduating from university with a maths degree,
