Chapter 2: What are the top five Sydney suburbs for investment in 2022?
With the property market showing signs of correction in Sydney and Melbourne, some people will think they've missed the opportunities when it comes to capital gains. And it's around this stage of the cycle where buyers who have spent months searching for their ideal property realise that the most recent wave of gains has passed by and is fading into the distance. But there is some good news.
If you choose wisely, there are still opportunities to buy well in the Sydney market. And as always, it's a Friday. We have Rich Harvey, CEO of propertybuyer.com.au, who has identified the top five suburbs that are primed for excellent growth potential in Sydney right now. And it's a very good morning to Rich. How are you doing? Very good, Craig. Good morning to you too.
Well, this is a fascinating podcast. So I guess if we just dive straight into it, how quickly is the market correcting? What is driving the change of pricing? Yeah, a couple of things, Craig. The market is correcting. Thank you very much. We've got the Ukraine-Russia war. The number of people out there that watching and waiting has increased.
So when that happens, you get less activity in the property market, less demand. And so prices are correcting. I mean, really high quality properties are still trading well, but we're not seeing the bullish prices that we got last year. But in some areas, I've seen it come back, you know, 5%, 7%, even up to 10% in some suburbs.
So there's certainly an opportunity in this correcting market to buy well. And Rich, you've selected these five key suburbs with upside. So where are you recommending? I've got five little secrets up my sleeve to share with our listeners today. And I'll just first just start with the premise on why I chose these areas.
They're geographically diverse areas, but I look for areas that have got a really good demographic. And what I mean by that, you've got aspirational buyers wanting to move into these areas. And often there's also an element of infrastructure, some sort of a hospital or school or transport infrastructure going into these areas as well. And they're just also attractive areas.
So there are a couple of the, I guess, criteria upon which I've chosen these areas. So look, my first area is Gladesville. Gladesville's situated just seven and a half k's from the heart of the CBD and it's on the banks of the Parramatta River. But it's what I would describe as a perfect mix of what I call waterside living and low density bliss.
It's surrounded by sort of four main primary schools, public and private, and some pretty prestigious secondary schools nearby. You've got St. Joseph College and Mara Sisters College in Woolwich. It's also got a lot of major facilities and shops along the major thoroughfare, which is Victoria Road. You wouldn't want to live on Victoria Road, but it's certainly a great access way.
But I think one of its sort of most magnetic attractions is the foreshore on the harbour. So all of the public park areas, you've got Regional Park and Glades Bay Park. They provide beautiful green space with that water frontage, which is great for families and recreation. The median house price at the moment is $2.6 million.
