Thank you. Uh before we get into opening remarks and the the uh agenda process for tonight, I do want to share in case anyone is joining us that uh the application um item the third item we were going to see tonight, Defender Drive has d uh the applicant has deferred that application. We will be seeing it at a future meeting. So if you are here about that, I apologize. That was a little bit of lake breaking news. Hopefully um you can still go and enjoy the rest of your Tuesday evening. Um We are also missing um Commissioner Miller will be joining us a little bit late. Um he is tending to some personal family stuff. And uh Commissioner Motoretti will not be joining us um tonight um due to a medical Reason and so we uh we wish him a speedy recovery and look forward to having him back hopefully very soon.

As for our process tonight, members of the public who wish to comment on any item on the public hearing legislative agenda may do so. Members of the Okay. Members of the public who wish to comment on returning public hearing item on the agenda may also do so. We're going to handle public comment as each item comes up. So we'll have a public hearing piece into built into each uh agenda item tonight. That's a little different because we have a returning item coming back to us. Uh if you are s coming to speak. And you're in the boardroom, please fill out a speaker slip and hand it to the Assistant Deputy Clerk of the Planning Commission at the end of the day to my left. If you're participating electronically, please call the number on the bottom of your screen.

If you signed up to speak after 3.30, please confirm your name is on the speaker list as public comment. Sign up closes at 12 noon as indicated on our website. Indicate your name and the agenda item you wish to address. Each speaker for public the initial public hearing items will have three minutes. Um and if you are speaking on an item that is returning to us tonight, you will have two minutes to speak. Uh you have six minutes or four minutes if you're speaking on behalf of a civic organization. If there is more than one person signed up for the same organization, please choose only one person to speak as the official Um representative. Written comments, maybe a A submitted to the Assistant Deputy Clerk who will make copies for the planning commission.

The commission may vote on applications tonight and send its recommendation to the Board of Supervisors or may forward the item to a work session for further consideration before taking a final vote. Our procedures for the public hearing are as follows. We'll have a ten minute staff presentation, followed by Commissioners questions to staff. Tonight each commissioner will be given three rounds to ask questions of staff and we're going to limit the round of commission questions to one round. You all know I'm a little generous with that when we need to to make sure we're getting things covered. Uh the ten minute applicant presentation uh when they choose to make one, we will have a hearing open for public comment.

After everyone has had a chance to speak, the public hearing is closed. The applicant and staff will have an opportunity to provide any responses to public comment. Finally, there will be a motion, deliberation, and a vote by the commission. All right. That's the house. We'll go ahead and uh review and adopt the minutes. We have the December eighteenth minutes.
