That has given the Gold Coast a new lease of life and given interstate owners and overseas owners a new reflection of what the Gold Coast offers in terms of the value for money.
And value for money is really what you still get on the Gold Coast when you compare our lifestyle and our square metre rates and our volumes compared to other states, whether it's Melbourne or Sydney.
And so we're getting a lot of interstate buyers still coming through, looking at the prestige market with us and looking to make that purchase ready for Christmas.
Yes, I'd say that they have started.
I wouldn't say that they are as strong as can be.
What I think usually would happen is you start to get the trickle coming through.
In our case, we're starting to see, funny enough, a lot of Vietnamese buyers coming through.
We're seeing groups of Vietnamese coming through every other week.
We're seeing a new family come through.
We've seen some British holiday makers.
So the way usually system works over here is people will come on holiday first.
They'll start making inquiries.
They'll start looking at visa applications and how they can relocate businesses and professions.
And then they'll start making purchases on a second visit.
So what we're seeing is the front end of that cycle.
We're not seeing a, I don't think we're seeing a rush in and buy kind of attitude from overseas buyers yet.
But I certainly see the signs and signals of an incoming influx.
It just hasn't hit the market yet in that cascade effect that we'd all like.
But it's certainly on its way, I think.
