So that's a benefit.
I mean, Madrabah doesn't have many prestige properties.
That's probably unfair on the area.
Sorry to say it that way.
But it doesn't seem to tick the high prestige box that, say, somewhere like Talabudra or Talai would.
I think it's probably slightly undervalued as an area and underrated because it's such a good proximity to the motorway, to the shopping centres and back into town.
It's one of those areas that sounds and feels a lot further away than it actually is.
And I think over time that will change.
I think Madrabah will come to the forefront of acreage estates actually going forward.
I think this sale will lift Madrabah as an area and people start to recognise Madrabah.
that there is good value and there are very good properties in Madruba itself to be had.
I think it will come out of the shadows, so to speak.
So the prestige market is still moving ahead quite nicely.
There are maybe a few less buyers around, but that doesn't mean that they're necessarily out looking for bargains in the prestige market.
They recognize the value of construction.
They recognize the value of the price increase.
They also acknowledge that the Gold Coast market was deeply undervalued or grossly undervalued for many years.
And the Gold Coast has come into its own primarily because of the pandemic, of course, even though that seems like a lifetime ago that we were all in lockdowns.
