You get that secured by real estate.
And depending on the actual real estate investor, I mean, if you look at my father, for example, he wants anywhere from a 70-30 to a 50-50 loan to value.
So, I mean, if you're going to go through a private money lender... What does that mean?
So on 100% street value of what the property is... So it's a million bucks.
You'll only loan up to $700,000 max.
And then you get the rest either from somebody else or from your own savings or you...
Or you're buying it at a discount.
So, I mean, if you find a piece of property that's, if it's a million dollars and you can pick it up for $850,000, well, you're already that much closer.
It's you have to get most private money, real estate lenders.
And I was in that business on the flip side.
Once I turned things around and, you know, made quite a bit of money myself, I was also participating as a hard money lender, but I wanted first position.
So if somebody came to me and they said, look, here's the deal, Charlie, I want you to lend money on my property.
I needed to make sure that I was in first position.
Yeah.
Yep.
Yep.
Got it.
Okay.
And every deal is a little different.
I'll tell you, you know, when I, when you consider the deals that I was involved in compared to the deals that, you know, my folks have been involved in, I mean, they're, they have a significantly much more sophisticated, well-oiled engine because they've been doing this since, you know, many, many, many years.
