We do have a guide on MoneyHub.
This isn't a plug.
I'm basically reflecting it is a should I borrow to invest?
And generally, it's a risk assessment of it.
It's not just shares as well.
People have borrowed, they've taken out equity loans on their primary property to buy investment property.
And we've seen that be a big thing in the last few years.
It's like, oh, well, you know, New Zealand's always gotten wealthy on housing.
So why don't you buy an investment property?
But then it's market conditions.
It's the rates bills going up.
It's an oversupply of townhouses.
townhouse nation this country now like they're just they're going up everywhere they paved paradise and put up 20 townhouses with no parking um and it's seriously i mean there's so many of them so that's that's over supply well that's a lot of supply sorry and then you have insurance costs because we see this at money hub with a whole bunch of weather events claims you know which is only going to get worse insurance is getting worse and worse
But Wellington, two weeks ago, I flew in there and it had just become nice weather again.
But it was a washout and someone died.
It was awful.
So this is all going to put up the cost of servicing a property.
So if you own a property and then you're borrowed to buy another one, or if you're borrowed to invest, you have to service all this debt.
It's spinning plates, but not in a good way.
Normally spinning plates is like, oh yeah, I've got lots on.
