It's pretty split down the middle right now.
Real estate's been what I've done the last 11 years since day one as an entrepreneur.
Thrive is something I've done the last 18 months, which is my conference.
We're about to do the second year in about four months from now.
What was your first deal?
First deal was buying and holding a house in Austin, Texas.
I live in Southern California, in Orange County, California.
And so I went out to Austin, Texas, bought a home pre-construction before it was built.
And by the time, $131,000.
And by the time it was built, it was worth about $150,000.
I said, holy cow, I just made almost $20,000.
Doing nothing other than letting a construction company build a home for me.
There's something about this that I've got to learn how to do more of.
No.
So when you buy a home for construction, you put down an earnest mind deposit or an EMD.
as we call it in real estate.
And you don't actually close on the property until it exists.
So in that whole eight month construction, you know, I'm not paying a mortgage payment.
