And having a look at the Sunshine Coast, last week we were talking about just the tremendous gains the Sunshine Coast has achieved.

A lot of talking points, but not to be outdone, just down the road of course is the Gold Coast where you are proving in its own right to be a power player in attracting interstate migration.

So what have you seen happening there over the last little

And you're there in Labrador.

So how long have you been in the market there?

I guess you would have seen just an unbelievable change.

Yeah, and for somebody that used to live on the Gold Coast myself, I used to live in Southport, and I can tell you this anecdotal story that I should have bought this apartment back in 2012 in Runaway Bay, which was, from memory, I think it was like 24 squares.

It was a two-bedroom, large apartment with office.

It came with a marina berth right outside, two car garaging with lock up.

I could have bought that for $430,000.

I'm kicking myself.

Yeah, yeah.

So just talk a little bit about that because there's always been a relatively good supply, hasn't there, in terms of apartments.

So even with that good supply, it has sort of driven, you know, the price in the market and what we've been doing and living in the COVID.

It's all been going up.

And I saw that Mermaid Waters in Palm Beach had gone through a bit of a growth spurt as a result of development, exactly what you're talking about of new apartments.

That had driven the medium prices up.

How significant was that for the snowball effect right along the coast?

Now of course there's going to be a lot of people listening to the podcast interstate that are not going to be aware of Labrador.

They might not have heard of Labrador.
