And you were just telling me off air that the Knight Frank buyers, you've got a comment to make because they are scattered far and wide.

Exactly right.

And you always sound extremely positive every time I talk to you.

But there are some risks, aren't there, in amongst all of the positivity.

The sentiment is right up there.

But we can always forewarn people that, yes, there is always going to be a risk factor.

And I think just given what I was saying about the politics, that is always in the back of everybody's mind as well.

You travel all over the place and you're constantly asked probably that question about oversupply off the back of that, is it a bubble?

Is the Dubai property market going to burst?

How many times you have been asked that?

Probably many times.

But how do you sort of square that when somebody, you might be in Saudi Arabia, I know that you're heading there very shortly and somebody might say that.

an investor?

Do you think we're going to be hitting a bubble?

How do you navigate through, oh, well, yeah, it could be, you know?

I guess you've probably done some modeling around what you're just talking about, that flipping.

If that reached a certain number, would the market get the wobbles as a result of that cohort alone?

It's not a bubble, but who knows what may happen.
