And I think it's fair to say that very recently we learned more about this whole Crown Center idea.
That's why it became part of the legislation that I introduced last week and got passed, but it certainly wasn't the only part of it.
And I'm just glad that, you know, they had something up their sleeves.
This is one time I think it's good.
I think it actually does make a lot of sense, particularly the more people think about it, but...
Yeah, it is very fair to say that despite the fact this is a conversation that's lasted for years, I do not think that they had this planned two years ago and just wanted us to twist and turn and think about every site in the whole region for the last two years.
You know, what I would say is this, that I think that the revenue generators actually kind of exist from the complex itself.
So not all of the office will be torn down and you have a commercial district.
You still got a law firm to the south with, I think, three or four hundred lawyers and then all the support staff that work with them.
You continue to have office occupancy in buildings just north and all around Crown Center Square.
That is a steady source of revenue that distinct from new projects.
is actually from day one you're able to capture that revenue that goes back into building a project so you have actually a decent amount of commercial office across the street you have the retail at crown center which look it you know it is it is going to be rejuvenated it can generate more but that already kind of gives you some to start building out at least what the model is
You will look to the extent that you need to go further to some other spots very adjacent to it in downtown.
And I think the benefit of being in a downtown district just compared to building in Greenfield, which is real estate and government speak for empty fields on the edge of town.
That's kind of the West of the legends chief discussion is that you don't have to draw as big of a district.
And so, you know, we have done a lot of work to build that model.
Where is commercial activity happening now?
Where can we estimate good governmental revenues?
Where do we think they'll grow near the footprint?
And Crown Center provides a lot of that.
