you're given and you've got to remember like there's potentially a lot of other buyers trying to buy the same asset especially if it's online so yeah you you can quickly make mistakes in this if you don't know what to look for very quickly you've got to have a builder on hand you you know like that strata title opportunity we mentioned we know town planners and you've got to get them in almost the first day to check the viability of the product or the project yeah there's just a lot of a lot of networking just to get it done
But look, the results speak for themselves.
You are going to get a better return out of this.
You're buying extremely unique properties like a convenience center.
There might be one in the suburb and that might come up for sale every 50 years if you're lucky or never for sale because it gets passed down the family line.
So yeah, getting access to these properties is probably the hardest thing.
Yeah, so this one was a really good dollar for dollar deal, like $1.2 odd million and you're getting 2,000 square metres of land.
There was also 1,100 square metre shed on it.
So, you know, that's the size of three houses under roof.
So there's a fair bit of building area there with this property and that's all for 1.2 mil.
This is down near Perth, and Perth is another market we like at the moment.
It's almost like got the feel of Brisbane two years ago.
It's coming off a very low base that market had corrected, and that's where the opportunity lies.
So you can get in at a good price, expect that market to do quite well over the coming years, both resi and commercial, but we're seeing the commercial markets really turn a screw at the moment.
vacancy rates are dropping.
Again, if you're buying something like an industrial property, it's pretty hard to not do well in this market because there's more tenants than properties at the moment that need that.
So vacancies are very short when they do come up.
This one had an ASX listed tenant on a long lease.
So I really can't imagine this tenant's going to move anywhere because where are they going to go?
They're going to pay more rent somewhere else.
