Are there still good property deals in New Zealand right now?

Frances Cook 0:00
Are there still good property deals in New Zealand? And if so, where? Because a listener has written in with a burning question inspired by a look at the numbers going on around her and saying, well, I'd like to invest into property, but this simply does not work. Rents won't cover the mortgage, interest rates look worrying, and maybe she's just missed the boat entirely. But what if it's not about whether to buy, it's about where? Welcome to Ask the Experts, where each week we take your questions, bring in someone from inside the money world, get you the insider tactics you actually need. Making Sense has partnered up with Enable Me to get you the strategies for reaching financial freedom faster.

All right, here we go. Hi, Frances. Finally being able to buy my own home, the next goal is to start building real wealth. Everyone I know who has money seems to have got there through property, so that feels like the obvious next step. But I'm nervous because every time I look at the numbers, I can't make them work. I know they say prices are down, but they still feel high to me. Interest rates aren't exactly friendly and the rents I see around me wouldn't cover the mortgage. I also keep seeing headlines about investors selling up and getting out, which doesn't exactly inspire confidence. Am I running the numbers wrong? Or is property investment not the winner it used to be? Is there something else I should be trying?
Thanks.
Frances Cook 2:07
So, a few points here, which are, you know, really good points to make. These headlines of investors saying that property is down but still expensive. I mean, there's a few factors in this. Interest rates. bit wobbly. What's your vibe, for lack of a better word, on property at the moment?
Katie Wesney 2:24
None of this is new. Everything is cyclical. And I think we've always been asking very similar questions about different asset types. So in my mind, property absolutely has not had its day. But the better question to be asking is, How does property sit within my wealth plan? I think that's what we need to be asking ourselves. And also kind of looking beyond the headlines, which are usually negative in terms of what's actually happening and why property might be advantageous from an investment perspective.
Frances Cook 3:03
Yeah, yeah, 100%. And she's saying she can't make the numbers work. She doesn't want us through how she's been calculating it, but let's sort of zoom out and say when you're trying to figure out the numbers, where do you start? What do you look at?
Katie Wesney 3:14
I think where people come unstuck is they look at it now in terms of year one. And generally speaking, generally there will be a top up in terms of the incomings don't match the outgoings from a rent interest rate perspective. So you would expect a top up, but they're not looking at the whole equation. And again, they're not zooming out in terms of why am I buying this property? What is the fundamental problem I'm trying to solve? Which is generally they want to grow wealth or bridge a retirement gap. So they need to understand kind of that longer term trajectory. How will this impact me in terms of capital gains? Need to be looking at kind of what drives that within that particular property. You want to be looking at, well, inflation eats into our money, which is hard from a cost of living perspective and having cash in the bank.
Katie Wesney 4:06
But super useful from a debt perspective, because in essence, debt will be worth less into the future.
