September, 1979. Virginia's top prison band, Edge of Daybreak, is about to record their debut album, Behind Bars, in just five hours. Okay. I'm Jamie Petras, music and culture writer. For the past five years, I've been talking to the band's three surviving members. They're out of prison now and in their 70s. Their past behind them. But they also have some unfinished business.

And now let's get back to the episode. At a time when investing is becoming more talked about, more diverse, there's more options. I want to get your personal opinion on people thinking about stocks versus people thinking about property, for example, which of course is far more expensive.

3525.095 - 3545.125 Vlad Tenev

But I feel like we've seen a generational shift from people wanting to own their homes, purchase their homes, get a mortgage versus now people moving towards renting more. are you seeing that trend and are you seeing people move towards stocks? Are you still, what's your personal take on people choosing between buying and renting versus using that capital elsewhere?

3545.665 - 3549.546 Vlad Tenev

For a while, the American dream involved home ownership.

3549.626 - 3549.866 Vlad Tenev

Yes.

3550.327 - 3578.549 Vlad Tenev

Right. Um, And I have mixed feelings about it, to be honest, because there's a lot of corporate interests that are pushing for more homeownership. I mean, if you're a bank and you're giving people mortgages, a lot of people criticize leverage in the stock market. But if you think about the amount of leverage in a 30-year fixed mortgage, it's like... ungodly.
