Um, we've been trying to line this up for a little while, and we're finally here. And it's exciting because um uh of what you're doing, because of your business, because of your history in the industry, and things that you're gonna be doing in the future. Beachside Vacation Rentals, over 300 properties under management. Um, you've built this with your co-founder Riley. Um, and uh what I I want to do today is explore how you've built this business, uh, why you built this business and how things are going and give people practical tips that they can take away to uh build their own uh empire, uh so to speak. Um look, uh how's it going?

It's good. It's good. It's been, you know, it's it's totally a rocket ship build building this business. And um, you know, we've been in business just over three years. And so, you know, we've seen incredible growth over the years. And uh as soon as you set something up, uh something changes, you know, and then you have to make a new process. So it's it's been a great learning experience and and a lot of fun doing it as well.

Yeah. Well three years, that's absolutely nothing. Um you're kind of uh one of the covet babies, right?

Yeah, yeah. We came in uh right after COVID. We got the the benefit of all of the crazy rental, bent up rental demand right after COVID. Um so yeah, it's uh been been awesome.

It's kind of interesting though, because a lot of people that I do bring onto the podcast or they interview that are the size of yours, they s they all started before COVID. Um and, you know, whether it's COVID or not, we were talking, you know, five years, six years, seven years. And quite often for people to think about coming into the industry and to growing it to a business of your size, it can be quite daunting or challenging. When you guys started up, did you have an idea that you'd get to the size that you are as quick you have, was that sort of like was there foresight to it?
JJ King 2:25
Uh that you know, it's funny you asked that. So so it might have been my partner Riley's idea. It certainly wasn't my idea. Um I actually thought that we were starting this as a side hustle and and uh it certainly ended up being a lot more than that. So um yeah, I I think, you know, it's it's just one of those things we've been in the right place at the right time, uh, quite a few times and And uh it's it's helped us grow and continue growing. growing.

Yeah, it's interesting because you know, you need to have the motivation, you need to have um some of the skills that you can can learn along the way. But luck has got a a a large part to do with it as well, um, in terms of getting through those different milestones. Uh tell me about the tell me about the journey. Tell me about the story. Where did where did it all start off?
JJ King 3:11
Yeah. So um my partner Riley had an eight unit apartment complex that he had recently purchased. Um he knew that I was in the industry. I had some experience before this working for a vacation rental manager. Um and he reached out and asked if I could help him get the property listed on across the OTAs, help him pick out a property management system, get him a website, just kind of some of the Basics when when you're just getting started. And so I helped him get a couple of those pieces in place. And a few months down the road, he um he said, you know, I have some cleaners, I've got some free time that I've, you know, I'm messaging guests, but I could message more guests. You know, I I have some free time and I really enjoy doing this.

Um, what if we started a management company together? You could handle all of the technology and just all handle all of the operation side of things. And uh I said, sure, you know, like I still have a full time job. I'm planning on just doing this, you know, kind of nights and weekends type of thing. Yeah. and had no inclination that it was going to uh grow at the pace that it did.
