How did Lisa bridge the gap from 90 to 250+ Airbnb listings?
We are back for part two of my interview with Lisa Peddersen. Welcome back to the show.
Thank
you,
good to be back.
Now for us it's been uh two weeks. For our listeners and viewers it will only have been a week. We're gonna do these back to back, Lisa. So last time when you were on the show, we were talking about you scaling to um to ninety properties and that kind of happened in the first six months as far as I remember. And then after that, now you're actually at 250 properties and that's quite a number of years later since you first started. Can you help us bridge the gap between that sort of ninety to where you are today?
Yeah, a hundred percent. So the ninety come on like very hard and fast. Like remembering it was like pre Airbnb days. So anyone that kind of knew about this wanted to jump on this bandwagon. Um
What what year was that?
That would have been 2013. So I think Airbnb was out, but it hadn't really like nobody knew about it back then. I'd found out about Airbnb about twelve months after the business started. So I had started to find out about Airbnb in about 2014. Yeah. But those the 90 properties that I did have, a lot of them are like, I don't know what you guys call it, but we call it like part time holiday owners that may only open up for over the Christmas and New Year's. year period. Yeah. So that was the majority of our portfolio and that's how we kind of grew we grew our business off the back of that. Yeah, so that was when I was running the business out of my bedroom, um, in my little two bedroom flat in Rose Bay.
At that point I had to at that point I'd quit my part time job. Well not quit it, but I'd finish my contract there and I'd actually hired a girl, Tracy, to work with me in my house at the time. Uh, we got to those ninety properties and again it was just there was so many problems along the way, you know, like just um, you know, like no control over the way that owners were leaving their properties. Mm-hmm. you know, the cleaners were walking into like a lived in property that had been, you know, lived in for the last twenty years. So it took them that was like a three day kind of
What early challenges did Lisa face with onboarding owners and guest issues?
cleaner, you know, so we then had to implement more processes on that, you know, of doing pre quotes and pre checks before we actually onboard those owners' homes and Having more checklists and more processes and more forms that we uh more information that we give to the owners and the lead up to all of that. Um, at that point in the business was tech tech was starting to become quite big within our businesses. So I used a company to I basically used a Gantt chart to map out all of our owner onboarding process from start to finish and then automate that as much as possible. So yeah, I I loved instigating that. side of things within the business and that was one of the very early things that I adopted.
It was a huge project, like literally like mapping out You know, as soon as the owner calls they get an email and then once they get that you know, the email it gets automatically booked into your calendar and then once it you know, and then they get an automatic email to say, you know, you're booking your bookings confirmed and then once we go and meet them. So it just it flowed from basically like from that first call to the owner. right through to um the owners actually signing and onboarding. And we still adopt that that model within our business, but we have elaborated on it a bit more and we no longer use Confusion Soft. Infusion Soft is the real name of it because it was just such a complicated system.
You couldn't change anything, otherwise it would break, you know? So it was very rigid. But now we use Monday dot com, which is a lot more um fluid. So that was one of the early things that I adopted when I sort of got to that ninety sort of property stage. So
So tell me tell me tell me about the the dip so uh of course you're mapping out your systems and processes. Is that something you did on your own, like just in your in your bedroom, got pieces of paper and started mapping things out, or were you working with Tracy to to map things out as a teen?
