The subject property is located on San Fernando Court. It's within the Monta Vista neighborhood and is adjacent to Blackberry Farm Park. It is currently surrounded by other single family residential uses. It is within the R1 7.5 zoning district and it currently has a single family residence on site.
The application includes various residential permits to allow for construction of a new two-story residence. These include a design review permit for design consistency and massing considerations, a minor residential permit for a rear-facing balcony, and an R1 exception for a garage located in front of living space. The project also includes a request for a hillside exception and tree removal to allow for a flat yard area.
