Uh Mr. Rich Klusick, Land Use Manager, Department of Community Development here once again. Thank you for joining us.

Mind everybody of I can hear myself up. Just to remind everybody of uh where we are, especially those folks at home. Uh so again the subject property for this application is the village at Leesburg Land Base D and E. Uh the application is for a proffer amendment to amend the list of permitted uses in the I one zoning district, and there is also a concept plan amendment to depict building and parking envelopes. Just to reorient everybody to the site. Uh the subject property is outlined in red. You can see that it's located generally across from the Wegmans shopping center and south of Route Seven. Uh this application has uh been before you three times so far. On November second, twenty twenty three we had the public hearing.

On December seventh we had a work session, and we're here once again on January fourth for another work session. Uh just to remind everybody that we do have a critical action date approaching of February tenth, twenty twenty four. So at this point uh it is generally expected that we would move to a public hearing for February first. Some of the previous planning discussion that we had on December 7th included discussion about utilities, electricity, data center sizes, and fiscal impact analysis. We do have some information in your staff reports summarizing the answers to the questions there. I know that there was an expectation that somebody from Utilities could be here this evening to answer some additional questions.

Unfortunately, schedules did not allow for that, but we do know that. Somebody from utilities will be here at your next meeting and they can answer any general utilities questions you might have at that time. Uh we also have in your packet some updated proffers. Some highlights of those updated proffers include removal of certain utility uses, uh discussion of an enhanced substation screen wall. Additional evergreen trees, enhanced landscaping, noise and sound studies, as well as a point of contact for the HOA moving forward with this application.
