I call to order this December fifth public hearing of the Leesburg Planning Commission on TLSPEX twenty twenty four zero zero zero five, Dunkin' Donuts Drive-Thru. Debbie Perry, welcome. Uh planner, Department of Community Development will be talking on this. All members of the public are welcome to address the commission on this application. Persons wishing to address a commission should sign up at the podium. Once recognized by the chair, individuals should advance to the podium and state his or her name and address. Persons should also indicate whether they are representing anyone other than themselves. After the presentation or comments, please be seated unless the chair or member of the commission has questions of the petitioner or speaker.

However, if you're representing a group such as an HOA, please indicate the group you're representing when you uh sign up and you'll be allowed to speak up to five minutes. I am a planner with the Department of Community Development, and I am here before you all this evening to discuss the Dunkin' Donut special exception application. We'll walk you through. So this request is to permit a change in use for a 3,000 twenty-eight square foot vacant bank structure with drive-through facility. Yeah, to a fast food establishment with drive through facility. In your application materials in the staff report, there is a map indicating the location of the subject property. It's located within the larger Potomac Station Marketplace Shopping Center, which is approximately seventeen acres in size. This is a single structure within the special exception bay. Other zoning designations on this property are that it's located within the Eastern Gateway District.
