Welcome. Thank you very much. My name is Amy Sibley. I'm representing myself and my husband, Dean. We have been living in, my address is 823 Melody Court in Leesburg, Virginia.

you. We have been living and working in Leesburg for 15 years. My husband and I look forward to spending as many years as possible in the home that we love. We have hoped, saved, and planned on adding a screened-in porch to our existing deck. We were surprised though to learn that this deck addition is not allowed due to restrictions to perimeter lots such as ours. Our fence line is the Leesburg Municipal Limit, with Loudoun County property adjacent to ours. Upon further investigation, zoning restriction article 10.4.5.5, uncovered decks, steps, and landscapes and patios, The last sentence in subparagraph B says, enclosed roof decks are not permitted within required yards. Because our yard is a perimeter house, we are required to have 30 feet of backyard.
However, in the land plat it notes the minimum backyard is 30 feet except where buffering is provided by adjacent development. Our property line is the end of Leesburg, therefore guaranteeing there will never be a Leesburg resident on the other side of our fence. Furthermore, the adjacent land is Loudoun County property zoned for general government office buildings. As you can see in the image, the government building plan is buffered by their own landscape design as well as hundreds of yards of densely wooded land. We are asking that this buffering, both landscape and natural, be considered to reduce our required backyard to the standard 20 feet like all non-perimeter lots.
