All right. Good evening, Commissioners. Uh we are continuing with our dive list. This is something that we started uh about two meetings ago and these are items that Throughout your first review of the first draft of the zoning ordinance rewrite, you identified topics that you wanted to dive a little deeper on. And so tonight uh the main event is gonna be Mr. Watkins talking through some test cases. But first, um there was an ask to bring back the draft data center use standards. And so if you're all right with that order, Madam Chair, we could talk about data centers then go to test cases or we can do the reverse. Okay, so we'll go with the data center standards. So uh you should have received what's up on the screen here as an attachment to your packet.
And these are changes that we talked through last meeting. And so I just wanted to walk through the changes. And then get a feel from the commission whether or not this addresses what we were hoping for or if there's some additional input that staff can take back and and work on. So Uh remember that these are the use standards for data centers that are in section twelve-three under the industrial heading. So the first change was in uh Letter A. Roman numerette number four. Instead of minimize impacts to we change the wording to avoid all or most established forested areas.

Okay, so avoid all or most established forested areas. And then the next change we talked about was Instead of using the word fenestration here in letter A to just spell it out and say thirty percent of the primary facade shall include window or simulated window placements. So we made that edit. Just moving down, uh screening, service area screening, little letter E. It used to say screening may include year round landscaping. Now the change is screening will include year round landscaping or a screen wall. And ground mounted screening screening of ground mounted equipment, letter C. We used to have ground mounted equipment is prohibited any required yard and shall be set back a hundred feet from the property line.
We changed that to three hundred feet from the property line if located adjacent to a residential use. Continuing down here. We added a letter E under the section of rooftop. Screening and this was Uh to respond to that concern about when the topography of neighboring residential uh neighborhoods is higher than a proposed data center. How do you screen the equipment looking down on the top of the building?
