Good evening, Vice Chair and Members of the Commission. I'm Martin Jeter from the Aquan District and I'm here representing the Mid County Civic Association tonight and would request the extended time, if I could, please.

Thank you, ma'am. So we've reviewed the Gibson Crossing proposal a number of times over the last three or four years. And um we we ha we uh want to applaud the applicant for um in engaging with the with the community and with being responsive to community concerns and we are in support of this project. There are some remaining uh outstanding items that I just wanted to bring to your attention and hopefully get your hope on your help on here tonight. Uh number one is the f there's a fence issue that has was talked about at the Midco meeting. There uh there's a fence proffered between the uh Gibson Crossing property and the Mary Jean Eller property that's adjacent. And that's um The the applicant is agreeing to specific language that

um specifies that that fence will be on the Gibson Crossing property and it will be maintained by the Gibson Crossing um entity. So we'd like to s see that in the proffers if we could get that. Also the the applicant has agreed that they could um Uh go to a higher fence if that's possible. And I think from what I've heard it is. The currently proffered fence is six foot, and uh they'd uh the app the the property owner would like a higher fence there. So number two is the property line issue. This has been going on for a long time through two different applicants on this property um over ten years with the property line adjustment. Uh we'd we'd like to see that accomplished before the Board of County Supervisors meeting of

If that's at all possible. The property line I think has been agreed to by all parties where it should be.

How does the meeting transition to the public hearing on the Gibson Crossing rezoning?

So it's just a matter of finalizing that. And we'd like to see that happen before the board makes a makes a decision on it. We would also like to see if that can't happen before the board, that there's something be put in the proffers to that effect, that that that that uh you know everybody agrees to that and that will happen. Um Number three is the height issue. This project started out as three stories tall and it has been the county staff recommended the applicant go to four stories to free up some internal space in the project and they agreed to that and it's now a four-story project. But it's also comp plan for T4, which is up to eight stories, so that fits with that. But we don't think either one of those things makes sense for this area of the county, either the four

stories or the eight stories. Their surrounding community is pretty much one or two stories. So the other thing that happens with this higher height on the buildings, they're harder to screen.
