I mean, how is that sort of have you started to have this kind of like sort of profiling mechanism of, you know, how people evaluate homes and You definitely did as a buying agent.

I th it's it gonna be a bit strange question, but was it was it b born out of a frustration of going, well this is done badly or an opportunity or arguably a bit of both?
It was a bit of both, to be honest.
I was gonna say trust is yeah key.
Um in terms of sort of in in in the world we're sort of very obsessed on the podcast with this notion of you know real estate value is created, what would be your sort of now the typical project and how you could, to your point, sort of you're you're delivering that value obviously for the person to live in that home, but also potentially to you know sell it on or sell it off at some
point.
How how how do you incorporate that sort of notion of value within the work that you do?
Yeah, and and and making sort of that blend, that beautiful blend of, you know, personal aesthetic decisions and what makes good business sense in terms of the resale potential.
Yeah.
And in terms of the business itself, what would you say the kind of um
Yeah.
The USPs or the things that you've now learnt from the market and what your competitors are, what would you say the key, the core sort of benefits of working with you guys would be for these private clients who, as you said, are sort of, you know, maybe cash rich but time poor and not always, you know, cash rich.
But I mean, in terms of sort of what would you say is the is is uh your key sort of elements you're talking about?
The open book, the elements like
I think you know what, I d I l I love that point because I think it's one of the major overlooked factors.
Like say we're delivering a product, but forgetting that in every business relationship a good fifty percent is going to be the service level, the comms level.
Yeah.
One hundred percent.
