What I've noticed is definitely harder for my daughter when it comes to communication. Girls is so different than boys when navigating friendships. There was a time when her friends, they decided to do a TikTok at school. And typically her Instagram account is usually to showcase like her volleyball and her track. But this time she was doing a TikTok dance. She probably showed off her stomach.
And I was like, why would you do that? And so for her, it was, well, that's what other girls are doing. And I'm like, but that's not you. And so it's really hard with navigating, you know, how do we navigate those conversations wanting to fit in? And then having a harder time maybe saying no to her peer group.
Whereas with my son, when he was at the restroom at school and some boys asked him to record a fight club, he just said no and walked out. So it was a lot easier for him to say no.
So with my daughter, I definitely find that it's harder for her to say no to that peer group and to really understand, you know, some of the, I guess, the difficulties that come with social media and interacting on social.
My question is how do parents fairly balance between the rules and expectations for their teens when they are different genders and they respond differently to similar situations?

Hey George. Hey Jade. So excited to be talking to you guys both. Yeah. Glad you're here. Um, so my question is if I should continue renting out one of my homes in San Antonio, Texas for another year per my realtors advice, or if I should sell it, um, I have three homes currently that I have no business owning. Um, I found the Francie show, unfortunately, um, a little bit too late.
So I'm active duty military and I bought my first home in 2020 in San Antonio when I was stationed there. And I currently have renters in that house and they pay about $2,050 a month. And my mortgage is $1,700 on that. And then I have the second home that I bought because my husband and I were expanding our family, and we decided to get a second home.
And we purchased it for $375,000 in 2023, and we owe $348,000 on that one. Where is it? Our mortgage is also in San Antonio. Okay. Our mortgage is $3,250. We got a very high interest rate. And the rent, we tried to sell it last year because we got notified β
um of a pcs unfortunately i was three months postpartum and the military um ended up moving me unexpectedly to um georgia okay so we tried to sell it and we weren't able to get any buyers and so um our realtor said let's just go ahead and put it up for rent the highest we were able to get was 2600 so
Although we're making about $350 off of the first house, we're losing about $600 on the other house. And her advice is that we continue renting it for another year because we're only able to get... Of course, it's her advice, it's not her money.
The problem is her market analysis is she says that we're only going to be able to sell it currently for about $330,000, even though we purchased it for $375,000. So my husband and I decided we wanted to try and sell it. And we are aware that we would probably have to come to the table with $40,000 out of pocket. But she seems to think if we hold on to it for another year, let the market go up.
So we have about $71,000 in equity in that. We do plan on selling it next year. We renewed the lease with the current tenant.
Right. That's exactly what we, um, we're wanting to do. Um, but I just, I just wanted to hear it from you guys, I guess. So, um, do you think it's a good idea to go ahead and move forward with the sale of the home that we're upside down on and just come to the table?
We do.
So we have about $50,000 in a high-yield savings and about $24,000 in our checking account at any given time because we have three mortgages that get pulled every month. So we try to keep a decent amount in there.
The high yield savings is where we would deem our emergency fund.
We don't. So I paid off my car. Once I started listening to the show, I immediately paid off my car. My husband is retired from the military, and his truck, his $60,000 truck, was just sitting in our driveway. So we sold that. Good. And bought a little $8,000 car for him to cruise around town in. So we have no credit card debt and no other consumer debt.
