The opposite was happening where it was fear of missing out.
So it was, I've got to buy something because price is increasing and I'm not going to get into the market.
So I would say if I had to choose a market to buy in as a purchaser, I would rather be in a buyer's market where things are a little bit more uncertain, but there's not that heat or that
craziness or desperation in the market so having self-doubt i know is i know that's very relevant um but you shouldn't need other people to validate your own decisions especially if you're at an auction or you're in a private sale and you're the only one bidding you're the only one negotiating you're not negotiating against other people well yes that's that's that can be a little bit um
scary because you're like, oh my gosh, why does no one else see value here?
Or why does no one else like the property?
But I would say better to be in that situation negotiating direct with a vendor than having five other people that you're competing against and paying a much higher price just because there's strong competition.
So yeah, I think self-doubt has been very real this year.

I don't think, yeah, I don't know if you go out to dinners, Kate, and you talk to other people about the shares that you're buying and say, oh, no, I don't agree with that decision and these are the reasons why and you shouldn't consider this.
Maybe that's a conversation that you have with your friends, but...

Oh, 100%, 100%.
Yeah, I think one of the main ones is probably just the uncertainty still around cash flows and future rate rises and being able to plan accordingly because every interest rate change does have quite a large impact on those mortgage repayments and those cash flows.
So working with a really good mortgage broker and sort of assessing your discretionary and non-discretionary spending and making sure you're comfortable with
potential future changes too so that's been um that's been a real challenge for first home buyers this year um because there's also less um less availability of fixed term um mortgages too you used to be able to get one of those you know two and a half percent three percent amazing you know what your cash flows are going to be like for a couple of years not the same situation anymore
And then also another one, and this kind of comes back to that self-doubt piece, is just the lack of urgency because we don't have that market that's increasing anymore.
There's no rush.
There's no urgency.
And what I find is that a lot of buyers, they tend to then sit back, be less proactive, and sometimes – and I've seen this in the past –
