And what I have to say to people is when you're trying to value add, generally the people who do the best here are people who are in that industry and they have low labour costs.
So, for example, tradies and builders.
So that means that, yeah, they're able to...
put less in to get more out.
But also bearing in mind that when you're buying an investment property, remember, we've got to make up those original transaction costs, plus any growth, plus our holding costs, plus then factoring out in our opportunity cost and our capital gains tax.
A lot of people might think, oh, wow, they bought it for this price and sold it for that price.
So they made that amount of profit.
Once you factor in all of those other costs and
then that profit sometimes isn't so exciting.
And again, you can be at the mercy of the market if you buy at the wrong time.
Value adding, I guess, is kind of...
Value adding for me is more in that buy and hold strategy rather than flipping.
So it might be something like buying a property and then giving it a cosmetic update.
