some investors might be a bit more sensitive to the types of demographics that will be renting those properties.
They'll generally be potentially low income.
And when I talk about gentrifying areas, I'm still talking about areas that have good growth prospects and they're not, you know, they don't have a high crime rate or they don't have a high proportion of social housing or anything, but they're just not going to be full of
of white-collar workers who are both working in finance in the city, for example.
So we overlay all of those aspects and then we come back to, well, then what does that property look like for us?
So it always has to be the strategy first and then how does that property fit into the strategy, not, oh, I really want to buy into Long, therefore I'm going to go and buy a property there and I'll just have an investment property.
And this kind of leads me to the last thing that I want to highlight is
Property investment advice in Australia is not regulated.
And when I say that, I just want to make sure that people understand that there are a lot of companies out there, a lot of people out there who are saying that they're giving property investment advice, but they are often just trying to sell you a product.
So there's a lot of the plan companies who they don't take into consideration your personal strategy.
They just have a property that they want to sell you.
They might still talk about cash flows.
So a couple of red flags here is if any person or company is ever promising you some kind of return, so promising or guaranteeing you some kind of either rental return or capital growth, that is very much a red flag.
And you just need to always understand how this company is getting paid.
So if you're not paying them, they are getting paid from somewhere else.
So just be very, very careful when you're getting investment advice because it is not regulated and it is sadly fraught with danger because it's very commission-based driven industry.
Everyone loves a quick get rich quick scheme.
No magic bullet.
It is just about time.
And all of these things that I've said, they sound, you know, especially at the very start, quite complicated.
