So I think that by getting too much into this negative media, that can actually create a worse outcome than if you just basically make a decision based on the right time for you.

So I don't think timing the market is ever...

So you've just got to make sure it's the right time for you.

I can talk about the background into what happened around the last cycle just really briefly.

Yeah, sure.

That'd be great.

Because we've learnt a lot about human behaviour from that.

So the last downturn was caused by basically a credit plunge.

So APRA's primary goal was to reduce the amount of investors in the market.

So they increased LVR requirements, interest rates, the amount of investment loans that they could provide.

And then we also had this big push around responsible lending because we were coming up to the Royal Commission.

So banks were seeing people's borrowing capacities were dropping significantly, 10%, 20%, sometimes more, or all of a sudden they went from a position where they could borrow something to borrowing nothing.

So we had a big drop in demand because of that.

And because that was the first time the property market in Australia had dropped or in Melbourne had dropped for such a long time, people thought, people who didn't understand what was causing it thought, oh gosh, I've got to wait.

I'm going to wait and see what happens.

And that made the market drop more than it should have.

And then we had people sitting back for quite a long time, people who, some people who

who genuinely were waiting for this to happen.

They were complaining about prices rising and they couldn't wait for it to fall.
