If it's an investment, then it has to tick all those capital growth and rental prospects.
And it might not be in an area that you want to live in.
But if you're going to maybe live in it for a year to get the first time by a concession, you just might suck it up.
That's the two key things that we need to figure out at the very beginning.
And then from there, we can figure out how much we should be spending.
There's so many variables here.
For example, there's certain people who are in certain industries where they know what their income trajectory is going to be like over time.
Because say they work in government or they're in teaching and they understand what their cash flows are going to be.
versus someone who might have just finished uni and they're a lawyer or in the medical industry and they're going to go from this like this.
They're going to make different decisions based on that.
So if you think that your cash flows won't be increasing too much in the long term, maybe you buy your long-term house now versus someone else who maybe waits a little bit longer and saves more because you can and buy that superior asset in one year or two years.
So many different factors there and I think it's hard to work out.
The importance of, I love using spreadsheets.
So being able to sit down with people, model out the cash flows a little bit, get them to play around with mortgage calculators and have a chat with them, but also even potentially speaking to a financial planner as well.
yep so there's there's state schemes and then there's federal as well so for example in victoria for a little while we've had um the stamp duty concessions which means you may pay as a first home buyer no stamp duty up until six hundred thousand dollars and then between six hundred and seven fifty it's a sliding scale so the more you pay the less stamp duty concessions you get um and
that there's also the first time by a grant which is often confused with the concession which is the brand new properties as well so in metro it's 10 grand regional it's 20. there's caps on this so for a new home it's up to 750 and it's um i think there's more there's more details in there as well um
Because, for example, in the stamp duty concessions, you'd also be eligible for concessions from an off-the-plan perspective if you spend more than $750 because your stamp duty is assessed on the land value, not the purchase price.
So, yeah, it can get quite complicated.
So I think that tapping into your local state revenue office is important.
