The negative equity issue is what I mentioned before.
In my experience, first home buyers sometimes choose more riskier assets because they've got lower budgets, for example, one-bedroom apartments, which don't have the best prospects all the time.
If they then have to sell, just say they get into strife and have to sell a year later, if they've lost money, then they could end up in a way worse position than when they started.
Also, I think it's the risk of people buying before they're ready.
If they've only saved up 5%, maybe they haven't got those spending habits in place or maybe their parents have gifted that to them or something.
So maybe they don't have enough buffers in place after that.
It just depends on the individual saving habits.
We've also got that first-time buyer super saver scheme, which is totally separate too.
That is a scheme where people can put money into super, help them save the deposit, and there's just the tax savings along the way there.
I don't think it's been particularly popular because a lot of people don't understand it.
But also because LDRs have not been 95%.

So again, coming back to is it a home or is it an investment?
If it's an investment, we want to tick all of these boxes.
If it's a home, ideally we tick as many as we can, but your overarching personal lifestyle preference needs to weigh up a lot more there.
So first of all, when we think about a property that is investment grade, what we're really talking about is that property outperforming the market in terms of capital growth.
So the market can go up and down, but we want a property that outperforms other properties in that area, just as general, because different suburbs will perform differently, different states will perform differently.
