We want to make sure we have residential zoning.
If we have commercial zoning, then, and people might say, oh, why would our home be commercially zoned?
There's actually quite a bit around, especially in inner city Melbourne, where you're allowed to live in there.
That's totally fine, but the zoning is commercial.
And especially if you're above a shop, which is quite common, you might be subject to a commercial loan and it'll be harder to get a loan.
Banks also don't like things, for example, floor plans less than 50 square metres.
So for first-time buyers buying a one-bedroom apartment, that is a very relevant thing.
Anything which the bank sees as risky and they don't like, you might be able to get a loan for it.
That's fine.
But when you go and sell it, you want everyone else to be able to finance that.
We just, from an investment perspective, want to make sure that there's low vacancy in the area, it's easy to rent.
We'll talk to local property managers about that.
And then most importantly, making sure that your cash flows
meet your long-term goals because you never want to put yourself in a position where you're forced to sell a property at the wrong time.
Yeah.
Well, I think in that instance, that's not even unexpected cost.
That's just life cost.
But a lot of people, their desire to get into the market is so strong that they forget they have to live after that.
Not only do you need to live, but you need to be able to.
I personally would feel uncomfortable if I didn't have around six months of savings in order to cover me if I lost my job and I had to keep making the mortgage repayments or
