Yeah, so from a physical perspective, we obviously can't go to public auctions and public inspections anymore.
So we have to organise private inspections, which is fine, not much different.
Some agents are doing these online auctions.
And they're investigating a lot of different platforms, which is great because I like the transparency of auctions.
But what some other agents have done is converted a lot of auction campaigns to private sales.
And in Melbourne, specifically, a lot of buyers aren't used to private sales.
They're used to auctions.
And so the issue with a private sale is it's not as transparent.
And every agency runs a different method of selling via private sale.
Some of them have a backwards and forwards process.
Some of them have what's called a best and highest process where you only get one option to put an offer in and that's it.
So you need to understand the intricacies and the rules of the game with private sales.
And there's also these expressions of interest floating around as well where some agents I've spoken to, I've said, well, what's your rules of the expression of interest?
And they say, oh, I'm not sure yet.
So everyone's trying to adapt.
But secondly, we've also had a lot more properties go off market.
And off market means that it's not going online at any point.
So the only way to get access to them is actually via the real estate agent, whether you're on the database, you're constantly talking to them.
And these properties will transact without you even realising it if you're not having that dialogue and you're not reaching out.
And the reason why a lot more have gone off market is because there is uncertainty with vendors.
