Uh and it's more of an issue.
Yeah, I I think um well planning is is challenging.
There are some parts of the country where planning is a little bit easier.
Actually Melbourne's one of those areas that is relatively better.
I think New South Wales and Sydney is uh specifically uh quite challenged.
Uh the you know, the cost of getting planning and and making amendments uh here is difficult.
But I I would focus on
you know, costs of uh l of labor, uh length of time it takes to get uh building construction done.
We can look at methods of construction, uh uh a bit more modularity.
I think there's the uh n Canada and North America generally uh has adopted more modern methods of construction that I I think would really be um
uh helpful here.
Uh we also need to look at the types of homes we're building.
Uh we have not enough what I would call medium density housing stock, uh low-rise apartment buildings, townhouses.
There's still too much uh I think building of traditional single family dwellings, which of course people do aspire to.
But uh we need
housing stock that allows uh younger Australians to get on the housing ladder uh as a way to their, you know, the kind of end home, if you will.
Yeah, we've um we've actually deployed four and a half billion dollars of a six billion dollar commitment to affordable and social housing.
I'd love to beat that target.
Uh just actually last week I was at um
a site with a client of ours local in Kensington here in Melbourne, where we opened a building with three hundred and fifty or so dwellings in a build-to-rent space.
